I never received any communication directly from the Land Bank despite constant follow up and inquiries.

None of these changes were communicated until right before closing.

Plus great communication with guests.

The agent has been communicative the whole time (something that I can say about 5% of agents in my limited experience) so I'm a fan!

\I will say, as a PM, where I add the most value if the 24/7 guest communications, 20+ platforms including some big names like JetBlue and Marriott, pricing with RevMax and a live revenue manager, etc. 

It also lets you create a market ID for just 0.3 SOL instead of the usual 3 SOL, making launches much more efficient.

And being a beast of focus, attacking that 1-thing, will assure your maximum efficiency. 

Regulation has slowed the market and made it harder to be an operator.I've never operated my Airbnb to its maximum efficiency because of the time it takes. 

The biggest advice I would give on this is just be patient and be very communicative with your PM.

This included installing new tile flooring at the front of the house to enhance curb appeal, upgrading the electrical panels for safety and efficiency, and putting on a new roof to ensure long-term durability.
