After finding out about the smoking, inviting others over to live, dogs pooping on hallway carpets (carpets to be replaced) and used up last months rent from previous owner, sellers agent now tells me (after the fact and sale) that this tenant reported previous owner to board of health because thats how she settles things.  

However, my wife and I breed dogs as well so we need a place that would accommodate that as well.

I would make sure you get a propr mgmt certification to make sure you know EVERYTHING about service dogs, marijuana laws, eviction info, how to handle all tenant issues, like them vacating before their lease is over, tenants not paying rent or causing a neighborhood nuisance, etc. 

Seeing that I have my website up with up and accumulated about a dozen and a half cash buyers, I’d offer them buyers and act as a bird dog until I can actually get a deal under contract. 

The house next door was recently sold to an owner occupant who has several large dogs.

You'd need everything to run perfectly for this dog to hunt! 

My point is that focus, hard work, integrity, dogged determination, and results will bring you success.

Most brokers and salesperson that get into trouble with the State Real Estate Commission because: (1) they have a conflict with a consumer; and (2) the consumer reports the behavior to the Commission.

@Brock Lile so you are looking for someone to bird dog, this is tough tedious work that people who think they want to be involved in RE are willing to do, it is likely that you will get quite a few poor quality leads and a high burnout rate. 

We now are in need of a bigger house for us to purchase so we can fit our 4 kids and 2 dogs.
