Jon, i don't have time to devote to 1000's of leads...i'm trying to pursue a music career and use real estate as a supplement..the wholesaling thing is just a way to generate extra income..so i'm happy w/ 100 or so leads even though the most i ever got in a month when i was trying to actively wholesale was maybe 15. who are the NOLA people u refer to?

Be specific, if its for an amusement park, search "amusement park loans".I am also seeking investors and most are scam artists that ask me for $!!!

I think its challenging and rewarding.I took a very good seminar back in august and since then I've devoted 101% of my time, personal resources and efforts to succeed.

Trust is a wonderful thing, but has no place in a real estate transaction.Btw, if it was the seller who suggested skipping the title search or it was the seller who told you the process would take "a couple weeks," then it's pretty clear that this seller either doesn't know what he's talking about or he's trying to scam you.

I thought it was a scam, as you can find on Forbes, Google, etc.

Houses in my neighborhood are just not selling for the price I can afford to sell at.I want to get a lower percentage of 4% if possible to make renting it more profitable but if I do manage to sell the place I don't want to lose money on the refinance.I am checking out the internet but I feel I can't find a site that will educate me without them wanting my personal information or me feeling like I might be falling into a scam site.Any direction would be great, thanks

In this economy, scam artists are all over the place.
