If you want to get a little showy, paint one or two "accent" walls, just don't get crazy, and nothing dark (although once I did do a faux black leather look on a single wall for effect, and to experiment before trying in MY home!).

That contractor will normally be extremely experienced in this type of work and will probably be able to do 90% of what an inspector does anyway.Keep in mind also that a smoking wholesale deal does not last long enough for an investor to have an inspection done.

65% is a smoking hot deal, although I would not touch 85% with any pole.
