At the end of the day, you will waste WAY MORE TIME AND MONEY trying to take your tenant to court...especially here in Chicago!

Alleged Payment Plan: no lender will move forward without sending a letter to them.Evictions: make a list of the cities showing up on the background check and then log into the corresponding court websites to see if any landlord-tenant cases pop up. 

How could you be in first position in the eyes of the court if the lien is not recorded?

If this ends up in court, that's a different situation of course.

In reviewing the court record of the tenant myself (by the Tenant name), I found 2 judgments (7 and 4 years respectively prior to she rented my property). 

With the recent troubles, it could be a buy on the dip opportunity, American courts, several tax breaks if you do X number of things, etc., etc.
