Does adding increased security measures to my property (i.e. security cams, code locks, etc.) make renting more attractive/profitable?

I am in talks with my rep, Cam, and have every confidence that they will be able to do what I will be paying them to do.

There is also a CAM license that they can get for 10+ unit properties but that's a bit different.  

Now I have received a huge CAM Reconciliation bill for the entire year of 2015.

I get all the calls myself, put a lockbox on the property for buyers agents and cam also sell it myself which I have done when I show the property.  

What happens, however, is it jacks up the rent for each space.Also, I've been using a spreadsheet from BP in my analysis, and am getting stuck with the column entitled CAM PSF.
