To be honest I'm not very familiar with TurboTax, but if answering Yes to that question automatically generates a Schedule E for that property, you should answer it No.

Title can be held by anyone, but the lien won't change.As far as "due on sale", the contract doesn't say it's automatic...it says the lender has the right to call the property due.

@Cara Lonsdale Thanks for your reply and my grip isn't that the tenant pays on the last day that it is due but more less of them not following directions and by doing something i don't approve of.I'm sure you have plenty of people's personal address but it doesn't automatically give you an open invitation to go there unannounced.

So adding your own capital to reduce debt is fine.However, if you take out more debt in an equal purchase then that automatically means that you are not spending all of your proceeds.
