One risk is if the B buyer has any kind of judgment/lien against him, it attaches to the property for the  5 minutes or so that he actually owns it, inherited by the C buyer.

I'm planning on rolling my 401k over to a IRA and then attach a S-Corp to it and protect it with a LLC.

Alternatively, if you're willing to expand your market to 20+ miles outside of Boston but still along the trains, there are many MFs that will meet your requirements such as Brockton and Tauton that is not incredibly far from Boston center but have a nicer price tag attached to them.
