Then Tenant A moves out, leaving Tenant B in the rental with no knowledge of who they are and no written lease agreement with them.Best practice is to name every adult on the lease.

Every time I enter into an agreement to purchase I have the following: Exclusive irrevocable possession and occupancy shall be delivered to Buyer, Buyer’s Assignees, or Buyer’s Agents at 5:00 PM on  the date this agreement is signed by Seller,  on the date of Close of Escrow,  on ________________, 20______ or  no later than ___________ days after Close of Escrow.I have collected my fair share of cash for keys in SS where the lender tries playing God.

So I started my research on comps and there are a few vendors out there that do these ag profit sharing agreements but I could find NONE in which investors said things working out great.

Yes, there are contracts, there is written communication behind every agreement, but in my 14 yrs as a landlord, and 17 yrs working in commercial real estate, talking with people (tenants, brokers, contractors, etc) is always best.That being said, if you are serious about buying any property and you struggle with the likely tenant/landlord relationship, I would begin interviewing property management teams, to take the direct tenant relationships off your plate.

(referrals would be appreciated)I suppose the settlement agreement executed Feb 6th prevents me from assigning the mortgage in his name to the probate estate… However, I’ve read that since he’s deceased I could potentially assume that mortgage at the 1.6% that’s locked in… if I knew or if that was the case I certainly wouldn’t have sold… Purchase $1.4 2021Mortgage $260k @ 1.6%Improvements $187kSale $1.985 2024Commission total: $3.5%
