I feel that if I were the homeowner and I was most comfortable communicating in Spanish and I got a piece of mail in my native language and one in English, I might choose to call on the Spanish letter or postcard.I am wondering if anyone has used the "Language" or "Ethnicity" query on list source and how reliable the results are?

All the PROs and CONs I listed still apply.Another alternative is to find a market that you have some innate advantage in - where you grew up, where you have friends, where your native language is spoken, whatever - and buy a place that doesn't need much/any renovation, then hire a property manager.

At best, we could envision some dystopian future wherein mostly abandoned neighborhoods in places like Detroit are reclaimed en masse, ownership rights of the natives disregarded (queue claims of Eminent Domain), and then the area is opened up for re-enclosure, but I see that as unlikely because (I like to think, at least) we're done with the whole "rights of the natives disregarded" thing.This wikipedia article focuses on enclosure in what we now know as the UK, but the phenomenon happened at some point in the history of most countries.
