Assuming all of this is true, especially the list of lenders as noted above (and not for example a "lender" under a Deed Contract or Installment Note to Mom & Dad, Aunt Judy or Farmer Bob),  and assuming that we're not in an absolutely rural locale, where the REI/Wholesaler actually may have a better network than an area's licensed Agent from 5+ miles away... ...Then what possible value could a wholesaler actually add **from a Lender's point of view**  in an REO transaction?   

@Michael Slot - Is it cheaper to keep the tenant or to loose them and turn the unit.

The knobs look like little porcelain yoyo's with no slot and tubes are about the size of a bic pen, only porcelain which the wire goes through. 

I guess there are only so many "slots" or agents they allow for any given area.  

Judy,I would do all new leases if you and tenants can come to an agreement to throw out the old leases and create your own.Have you looked at the current leases that are in place?  

The only slot available was 7 am until 9 am before my first meeting.

LOLI would slot "knowing your market" at number 5 (before deciding your niche) and also at number 8.  

@Michael Slot - You can offer to pay an agent for a BPO (Broker Price Opinion).

@Anna Fuchs I would be ok with it, because I know that HUD used the 2+1 rule, meaning 5 for a 2 bedroom (doesn't matter the makeup of the family) Sounds like s lot, but with them not there all the time.
