Unless you have a LURA recorded on the property you can take Sec 8 tenants at any time, your choice. 

I want to make sure I’m keeping up with appropriate record keeping but with only one property, I’m not sure how to format a cash journal?

So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert. 

You also must know your numbers and have a real deal.Other reasons may be that the deals presented do not make sense to the lender or you don't have a track record.

You're right, I should have said once a year or more....because one of the main benefits of the inspection is to have a professional on-the-record.

Literally just recorded a webinar on this yesterday.

They're the intermediaries for a reason... they don't record the deed until the funds and all of the documents are properly filled out.
