They aren't in distress.And that is about 80% of my organic motivated seller leads.NO ISSUES..and that is why you can't rely on a list to get you deals.

A big piece of dealing with the analysis paralysis for me was getting a deeper understanding of myself and why I had the fear.Some thoughts to consider:What is your true goal/motivation in real estate?

I feel that I will be paying for a list of other investors in the area who aren't going to be motivated sellers.  

Unfortunately, a lot of investors first starting out (myself included) tend to focus on finding motivated sellers in these types of communities and then try to talk to the park manager and/or owner to make sure they can do business there.

I learned so much, thank you all for your input.I had a question about wholesaling, based on my research it seems that I could find more motivated sellers in the areas where @Chris Dawson labeled as areas to avoid such as zip codes 64126 to 64130.

But the cherry on top is this: seller is a friend and very motivated to sell, so the terms are 2nd to none: 30yr AMP table @ 4%, and 10 year exit (balloon).

I made a deal with two highly motivated sellers, they're ready to go. 

If you told him you have been playing pickup games for the past year and need help improving your jump shot, now he has evidence you're motivated and a specific goal he can quickly help you work towards.

It's funny...One one side...everyone says to solicit for motivated sellers to find off market properties. 

Sounds like you have a great crew of motivated people behind you and you're doing your homework.. you'll do great!
