Manhattan is an island and the high end is often going to foreign buyers - NY is a lot cheaper than most european financial centers  and on FX alone a euro investor has made almost 30% in the past 2 years.

@James Lindsey  buying auction properties is not buying for appreciation.. its simply value add... using what many don't have CASH to buy at the court house steps Add value and sell retail to homeowners.. this business model is alive and well in most major metro areas especially the West coast.. really depends on how competitive your auctions are.unfortunately here in PDX we have a a bunch of folks with a bunch of money so no big hits to be had just a bunch of singles and an occasional double. the big money is in development.
