Most of my available funds are tied up in this project.The house is in a pretty bad part of town, but has gotten a lot of press that it is turning the corner....warehouses converted into artists' studios, a brewery, and pubs and more upscale restaurants are now there.

But I could buy a restaurant, buy the building and sell the restaurant to another entrepreneur, trading my down payment on the property for a great building with a highly leveraged, lower interest commercial loan.

 I'm currently working as bartender at a local restaurant, so I do have a job.I'm aiming for properties that can be forcefully appreciated in value through rehabbing and be deemed as a reliable cash flow investment so that when I turn around to sell it, I'll have the option of leveraging the 1 year lease, or whatever the situation is, at the negotiation table.

A C-Corp will pay corporate taxes on income, but it may be more frequent than once per year.Real estate flipping income is not treated any differently than any other business that buys and sells inventory (shoe store, restaurant, car dealership, etc).
