The owner will be providing a list of the items that will be included with the property and their costs, which will provide us with a deduction on the legal fees.Logically, I would think that, since the current owner will be separating out the cost of the furniture from the apartment, we can perhaps depreciate it according to the normal ADS schedule for furniture, as it seems like it would be equivalent to purchasing used furniture for a property.

Especially after reading a thread about what landlords wish they had put in their leases to begin with (things I never even thought of...no indoor furniture outside?!)

Painting the inside of the home while it is occupied can be a challenge as it requires moving a lot of the furniture and turning your tenant's live upside down for a few days.

Assembling furniture is very time consuming.

Here's the skinny.After 80K in renovations and 25K in furniture cost, we project to bring in $8300 a month in gross rents

Not to mention the normal repairs of owning a house, the furniture to go with it etc.
