I also hate to be the bearer of bad news but you aren't going to buy a single family home and cash flow and be happy with your investment. why not purchase a new construction duplex or triplex or look to build one directly?

If you are a multistate investor or investing across the state, ask for a clause that allows the freedom to work with agents outside of the region, since it is not possible for this agent to represent you properly in a different state.

I can make way more money where I'm from. you have to branch out. most large pooled capital funds are raised in California and invest outside of California
