I have heard of Integrity PM - is this a good company?

Just another perspective, I work for a developer that does their rehabs with integrity, and specifically with the goal of holding onto properties long term and minimizing maintenance costs.

What is the integrity of the houses' systems and when will they need to be replaced (capital expenditures)?

What sources for properties are most valuable for you to have integration with?

-Incredible reputation with local investors, with lots of work done through referrals... and a reputation for integrity, tenacity, and professionalism.  

Why even record the details - use a program that does the integration for you or if you receive checks use a program that when you scan the checks it automatically enters the payment for you in QuickBooks in tenants name. 

Have you integrated some kind of Phone App to field tenant work requests, accept rent payments, etc.  

There is one that a local builder just finished here and it sold the first day one market.I'm really interested in combining green efficient housing with the storage unit concept and integrating some sort of home garden with the design, similar to how restaurants are growing their own greens.

Do not, do not, do not allowed someone who is not a licensed professional to install the furnace, it will invalidate the warranty.The warranty should be able the same from every manufacturer, so you're pretty much even there.I wouldn't necessarily recommend flex duct, it is cheaper, but you can end up with integrity issues, even in the short run.My best suggestion is to find an HVAC supplier, and check to see what the prices are for furnaces ... this will absolutely open your eyes as far as material costs are concerned.
