Also, this may sound ironic after i said the previous paragraph, but if you get personable towards them instead and connect them to why they listed this house, they might change the way they talk to you because your giving them your attention towards their needs. anyways, looking to see what other agents say... curious to know, too. lolI believe it's been on since mid-December and yes he insinuated he'd want to have it gone by Spring because their new house, in a different part of the country, is nearing completion and they are wanting to sell this sooner than later.Also should note that those pictures I was tagged in were clearly outdoors, one in the forest while snowing and one on the side of a mountain in Alaska.

I would NOT provide a lawnmower, even though it came free - since this creates a liability for you.I would give the tenant a choice: (a) they are responsible for their own lawn care / snow removal, or (b) the landlord will take on that responsibility with an additional monthly charge of X.
