Our spot is fenced off from the Storage location, with one access point, no gate there.

I'm thinking of putting 20% down on a home (will likely need to leverage some of the equity we have in our current home, either through a HELOC, cash-out REFI, or just selling the house altogether...) that would provide modest positive cash flow out of the gate while allowing us to get our foot in the door of the Hawaii market at current prices rather than higher purchase prices that I assume will exist a few years from now.

@Aaron Ramm I'm going to bypass some of your questions out of respect for my husband so please don't take that personally.The home is located in Parkland between PLU and the back gate to McChord AFB. 

We have had a everything in the program from a $350/month unit to a $2,500 a month unit in an exclusive gated neighborhood...and everything in between.

Purchase price: $125,000 Cash invested: $28,000 2 bedroom, 2.5 bath townhome located near the back gate of Camp Lejeune (Marine Corps Base).

I offer stick to an easy formula out the gate of each deal you look at.  

My husband is a carpenter, welder and all-around handyman with golden hands who manages our fence/gate business.

Banks have policies and procedures and I would pretty much guarantee their policy is "Do not let offers without proof of funds past the gate".
