If you are a single member LLC federal irs considers it a disregarded entity meaning they basically don’t acknowledge it.

If it was disregarded and taxed as a sole proprietor then you'd have to change that to add a member and You'd know better than me if that would create a deemed sale.Just a thought.

We did TIC (tenants in common) with single-member disregarded LLCs where we were able to close in our respective LLC's but since it flows down to our individual tax, the 1031 requirements were satisfied.
