You will need builder's insurance for the rehab and landlord insurance to hold it as a rental.

Builders can't build fast enough and demand very strong.

I always found the mindset of investors to be much different from a builder's.....it can drive you nuts being partnered with them.... :-)

All my junior investors used their roth the partner I have that is paying the 75k a year for his 25% is a builder/developer like I am .

Builders will never give you financing.

We are wondering how we could best maximize our return on the property- either by partnering with a developer to eventually share returns or hiring a developer/general contractor/house builder ourselves and managing the project ourselves. 

If you're going to act as Owner/Builder, you had better be really knowlegable, and you already said you are not, right?

But I know this would probably have a higher entrance cost to get this going.As for cost comparison I would talk to builder to see what the difference would be and look at your return over the duration you intend to keep the property.

I am pretty new doing wholesaling and I just got my first property under contract in Florida ( Sebring ).I tried to place few ads on facebook, I call a bunch of builders and I skip traced about 40 cash buyers in that area and nothing so far.I dont know from now what else I could do it.

Simply making it "nice builder grade" would have likely achieved the same rents.
