If you attempt to transfer to an LLC, you risk having to pay back the loan if the bank finds the deed was transferred.

Our Texas buyer/tenant rep agreements have a clause that states the broker will attempt to collect the commission from the seller/owner, but if he's unable to do so, the client agrees to pay the specified commission.

In my experience, I've had many "wholesalers" attempt to push me crappy deals, I"m not sure if they are greedy or just inexperienced, though my gut says they are just new and don't know what a deal actually is. 

Although I agree that neither you or I (I too am new to REI) would not have much to offer if we attempted to partner with others on a large apartment complex but I say sit down and figure out your WHY.
