The fear of unknown and the bad potentials, but then sh_t happens and ya remember that we got a choice to lay down and be done in by it or roll-up the sleeves and get to work and be a solution maker. 

I’ve run the numbers on several different MHP development opportunities and I have always found an RV Park would be worth more on the same land for the same cost usually.

If the premium is worth the convenience for, go for it.

Helpful to know that income isn't a protected class, and I agree that a great tenant is worth a little leniency. 

I can tell you from my experience it is worth it all though.  

I also think most markets won't see anywhere close 6% cap rates (for single family homes which is what I personally invest in).The questions you get to ask are then:Is the extra 4% worth the hassle of management and lack of liquidity.   

Finally, even with a substantial discount, the house may not be worth it.

It was worth it to just separate out every listing on its own, but if the price keeps going up, we will have to reassess.

Areas near downtown Ventura or the college (Ventura College) are worth exploring for strong tenant demand.
