hello, I am new to wholesaling and have seen some properties that only want a cash buy however the properties are not in terrible condition what is your advice on trying to wholesale a home that's not in terrible condition but could use minor updating. thanks  

Theres tons of resources about finding lenders and investing with no cash if thats the route you want to take -- but you can also start out with wholesaling as well which requires no large sums and can get you exposed to great deals as well.

We recently found a few off-market properties by driving around but we are struggling to find a way to get a phone number for the properties.

I recommend seeing if there are any RE investing or wholesaling groups in your market. you can even make a post about looking for off market deals and connect with wholesalers that way

Wholesaling would also be active income.

I am in the process of educating myself on the wholesale process.
