Getting recommendations from other investors is challenging as well since once investors have found a good one, they try to keep them steady and don't make a habit of volunteering their services.

With money you can donate and impact change for generations to come or you could volunteer at the soup kitchen once a week and make a different in 20 peoples lives for one day.

Not all who lend advertise the fact and you may have to work on developing relationships before they will volunteer that but the active rehabbers will know who the local lenders are.

You do that, and you just volunteered your time and got nothing in return. 

Even if it is volunteer work with a realtor or real estate investor. 

Maybe find out from a property management company if there are any downward trends in rental comps recently (I'm not really sure they would volunteer this info but its worth a shot).If you're familiar with the area and check for any visible signs of a depreciating market.

If you do have the bugs and go ahead with treatment, then you bring back the dog afterwards, and make sure the bugs are gone.Realistically, unless you have such a certificate, you can't really prove that the bugs were not there when the tenants moved in and so, for all intents and purposes, you are stuck dealing with it and footing the bill (unless the tenants volunteer to split).  

I live and invest in Stafford and Fredericksburg but I've been a volunteer firefighter in Prince William County for over 23 years now. 

If you have a deal to share, volunteer to help answer phones or whatever they might need, a skill that can assist them then you can do more exchange than just them making time.
