Is it best to just throw cash flow at the loan untill the principal is paid off (current cash flow between the two properties after interest and all expenses are paid plus vacancy rate = about $250 left monthly) refinance at renewal to pay it back in full?

If that's what you're really after I would start with the basics of what kind of bank loans either residential or commercial are available to you - not saying this is the best option, but it's a good place to start.

Several have mentioned utilizing low down payment second home loans for qualifying.

I think your goal of getting your first RE investment for around $50k is doable as long as you plan to leverage debt (Loan). 

So there are a million realtors, loan originators, accountants (RE is, for most, not complex vs other small business.)

I had a call with a loan officer yesterday and I am very intrigued, but haven't heard much in recent discussions for this product or found anything in the search bar for this bank. 

I am sure the interest in that hard money isn't great.All DSCR loans I have seen require at least 12 months.

Martin They get a bank loan, but most do not start out in MF, they start out in residential.
