If you want "true" sales data, get your county data sets and do primary research. realtor.com is a web site owned by Move, Inc., which was acquired by News Corp.

After reading about the HouseFlippingSpreadSheet on J Scott's web site I am thinking about buying it since I am planning on doing my first rehab next year.J's recommendation goes a long way IMO but I was curious if anyone else has any suggestions or advise about this product or any other similar products they use and recommend.

Some counties web sites are more user friendly than others you may have to look at a tax parcel map and search by the parcel in the search function.

I would use a large one since they often can give you a login access to do your own searches via the web (I use Chicago Title).

You are correct, there are numerous highlights I can mention like: I've never lost money on a buy, I've bought a $500 web property and sold it for $4,000 in the span of a month, and I've currently bought a property for $4,000 that I plan to sell for $10,000+ in the next few months.
