Everyone has already chimed in on the protection/ insurance side of LLC's, but one "fun" aspect of creating separate LLC's for each property is you can open up a credit card for each of those LLC's and easily keep all expenses on those property specific credit cards while racking up points and using those for travel and such :) This is a great forum thread and question!

Multi-family can work out but if you're marketing to travel medical professionals, many of whom work nights and sleep days, you'd need to be able to provide a relatively quiet space and that can be hard to achieve in multi-family properties.

I have a friend doing the same thing as far as in-house travel nurse situation.

I think whenever you enter a new market you should lay down a base first, but if you are able to travel to the market and thoroughly vet a solid contractor, you will increase your chances of success

I travel pitching the midwest and specifically ohio. if you think a chart like this is going to change investor sentiment I'd do some research.

When renting to travel nurses for 3 month periods, are rent payments considered earned or passive income

We're looking to rent out our property on a room-by-room basis to travel nurses or co-op students.

The goal is to get it updated enough to use as  a mid term rental for travel nurses, so it will be empty some of the year for us to visit.

Exceptions made for business travelers and reservation made by assistance.- Full guest list required for each stay.
