People enticed to BUY, motivates people to SELL, to facilitate there BUY's. 

We found out the sellers were highly motivated due to personal problems so we were able to negotiate some of the closing and we able to get into this house with little down.

@Larry Zucker The proposed law change here (I posted the full text above) would expand the definition of brokerage services to include wholesaling -- 2 or more transactions in 12 months and regardless of whether for another person and regardless if by assignment, entity transfer, option, double close, etc.

If that’s not the case, the PM needs to change the disclosure text in their application to include the property owner as well.

Best suggestion I have is to text them instead of relay on the dashboard, because it is very glitchy. 

The key is to balance being fair with protecting your interests; consider what would motivate them to move and how much time they might need to find a new place.

You may not like the tough love approach, but "pain" is the biggest motivator.

It's hard to do as a motivated 18 y/o but it will actually help you! 

And, if you have ever been a cold caller, you know your hit rate is DISGUSTINGLY low, like well under 1% of people answer, or ever respond to calls/emails/texts.
