Our intentions are to house hack in order to keep costs low while we grow our rental portfolio.My problem is, as I listen to these podcasts and read some of the discussions on here about folks starting off while working a 9-5, the voice in the back of my head keeps telling me why wait? 

I would advise @Andy Thao to listen to the voices of experience here.  

Also you will always receive influence externally so at times you must block out the noise and listen to the voice within.  

Probably mostly because of my overpowering, yet shaky voiced salesperson approach.

Who I know did read it and left me a voice mail thanking me for some of the contacts for different trades he asked about when I did speak with him in person.

You just described why those of us who buy for cash flow, and don't depend on potential future (kind of like synthetic plastic) equity build-ups as our reason for living, buy for cash flow.  

For example, what if one company established a tenant call line and they could accept or deny the tenant just based on their voice?
