Basement water infiltration is an issue however, just because you have efflorescence stains on the wall (usually bottom of wall where it meets the foundation floor) it doesn't mean water infiltrates.

However I made the dumb move of staining the floors Jacobean (one stain lighter than Ebony) when I first bought the place. 

I had the floors sanded and stained.

I would assume since carpet is stain resistant and low-porous that it may be difficult to stain.  

They may allow the lawn to degrade a little or they may not be Johnny-on-the-spot with the grease stain in the garage.

Always look closer for the stained paint, chipped sinks, and other signs of neglect that brought the price down from what it could be.

The unfinished have a classic raised panel - so you can replace it easily in the future if necessary - and can either be sprayed, stained, or just poly'd (which is usually what we do) which is super easy to spot repair in the future. 

Even after only a week-long vacation, that "loveable well-behaved mutt that just lays around all day" can cause terrible odors and stains that are costly and hard to remove between renters.
