The combined rent was about $1k or more and it looked sooo sexy...Then, after several months I came to realize [the hard way] that they were a maintenance nightmare [because they are all about 75 years old] and I had high vacancy and/or non paying tenants in addition to the vandals taking their fair share of copper and other materials.I ended up learning [and loosing] a lot during this process.

Housing just doesn't look as sexy and interest rates have been so low for so long, they have no reference point for when they were over 8%.

This coupled with moderate property taxes and the ease to rent them make our market "investor friendly'.Small mulit unit properties, here in the Mid West, also tend to be older built and lower rent which equals less cash flow and a lot more headaches.Yes, on paper, they look very sexy...but I know for a fact they are [for the most part] NOT [at least here in Indianapolis].

The jist of the matter is that although this is a violation of the terms of the deed of trust, the probability of the note being accelerated is small.There was a time when interest rates went very high (in the teens) and many mortgages were in the mid single digits.
