What are your long term goals (eg do you want to buy another house) and do you have a large savings set aside for unexpected expenses? 

This is true whether those clients were on the optional recordkeeping program or not.I don't have a lot of details and am not personally involved in this program in any way, but I have experience with SEPiraK separately and they are a quality operation.You can reach out to info at sepirak dot com to learn more. 

I wasn’t prepared to lose so much of my savings as carrying cost basically I paid for the tenants to live there for 3 months + my own living expenses in that time.

Buy and renovate the property and in 6 months do a simple cash out refinance and pull out some cash and start the REI process all over again.I am North of you up in Pinellas County West of Tampa and there are also some great places up here that might save you some cash.

@Venka Pulla Many smaller PMCs are unprofessional, they can also be vindictive.So, suggest you get all the info you can from your Owner Portal before terminating them.Also, hire a new PMC BEFORE terminating the current PMC.Then, terminate and work closely with the new PMC to get tenant payments switched over and whatever documentation is missing.Hopefully, you'll screen for a new PMC better than you did to pick the current one!

In the meantime I would love to have some helpful information or ideas to share with the buyers when we meet and ideally an agreement/contract we could fill out together once new terms are agreed to and then share that with the attorney so he could draft up the formal instrument for recording.If you have experience with this type of scenario, I’d love to hear any recommendations you have or any helpful resources you could point me to for the appropriate paperwork. you can do a loan modification, which an attorney can draft for you or the loan servicer you are using can also draft it for you and you can give them the terms to review the documents.Also make sure to check with the requirements as in some states the loan modification will also need to be recorded.Happy to chat offline about more info on how to do a loan mod, we do them all the time (it does not matter whether its seller financed or an agency loan)

Doing it in December will not save you any taxes anyway.
