When they renew, I do not charge anything additional.

The PM says they did a lease renewal on Sept. 7th and the tenant would be paying on the 20th.

This visa must generally be renewed every two years, but there is no limit to how many times one can renew.

Do I ask them to renew the lease?

Exactly same requirement as @Frank Squireif the tenant changes position during the lease, we will ask for updated information at Renewal as well.

My problems were as follows:I asked them (and have the email correspondence to prove it) to do the annual renewal of the home owner's insurance and their representative said they'll do so.  

One of our leases is going to expire here at the end of month, so I will need to get it renewed.  

It's not quite the same thing, but my wife is a licensed RN, and she is *very* aware of the renewal dates and requirements.

Make sure you have a two year renewal option in your contract as well just in case.
