@Matthew EganEven if short term rentals are not explicitly prohibited in the HOA bylaws, I would be very careful about purchasing in an HOA unless there are already a lot of short term rentals in the neighborhood as all it takes is a vote to change the bylaws and prohibit HOA's in the community.     

You can't waive your rights of redemption, there is a statutory provision prohibiting such sales.

Check state laws, because some prohibit advance rent and others require you to pay the tenant interest.
