I would start a LLC with you and the money person as partners.

I feel like the information required is pretty basic the address of the house identifying the person a notary maybe a plot number. does anybody know where I could find a template that works in Virginia or maybe a lawyer that would be willing to help me solve this issue.ThanksDaniel Jewell

There is a big difference in copying someone’s SYSTEMS vs. copying someone’s persona.

Did they rent 3 people a house and each assumed there was an individual bedroom or did they rent each person a specified bedroom? 

The bigger issue with that is the "one person a county" thing.

For example, if a 4-plex comprises 1x 2br that rents for $500/m, and 3x 4br's that rent @ $1000/m, as the owner-occupier, I'd want to live in the 2br Unit and rake in $3k/m, instead of worrying I could only get $2.5k/m because FHA might force me to live in one of the 4Br Units - but, would they?
