@David Flores in my opinion if your goal is to sell any property at 50% of market value just work backwards from there on how much you would like to make. in your example of this property lets say you wanted to make $5,000. that property would have to retail at $34,000 in order for you to sell it at 50%($17,000) pay the $10,000 in liens and pay the owner $2,000I think everyone is going to be different on what they think their time is worth so if your happy putting up $12,000 for liens and purchase to make $3,000(25%ROI) because the market value is $30,000 then do it at the end of the day you have hungry new investors willing to make a $1,000 and get some education then you have pros that won't do a deal for less than $10,000. you just have to decide what your willing to accept both in monetary and education because both are currencies in the investing world@Brandy Horkey I second what you've said, I know in Florida that the county appraised value is strictly for tax purposes and not what the actually market value for a property is.

They are open to the flexibility of the deal instead of trying to squeeze a square peg into a round hole of an exit strategy.

Since there's a bunch of knowledgeable solar guys in here right now, and it kind of fits the topic, I think it might be appropriate to ask this question here. The solar panel installations that I've seen on Youtube, TV, etc that are retrofit - i.e. not put on when they're replacing a roof, which I've never seen - always shows them drilling bracket mounting holes straight through the asphalt shingles.

It doesn't prevent anyone from suing you if a tenant falls through a hole in the kitchen floor and the oven topples over and hits them on the head.

The PM had done a walkthrough with us prior to that and said the place looked excellent and we would be getting back the majority of our security deposit minus just some hole patching on the walls (we hung TVs).

I think the sweet spot is 4-5 bedrooms, 3-4 bathrooms, a fabulous Master Sweet (since they are likely footing the bill), sleeps 12 - 20, tons of activities (installed a pool table, corn hole game, etc...), and in my location of AZ a pool.

That is called OSB ( oriented strand board) and is mostly used for sheathing on the outside of the house under the siding. the problem with putting Spackle over it to try and hide it is that the moisture from the Spackle may get into the board and start to de-laminate it. if it is only 3'-4' high, you can dress it up with some sheets of 1/4" bead board, if it's the total wall you can cover it with 1/4" drywall. look at it this way, there is no way a tenant will put a hole through those walls after you cover it, i would consider having that a plus.

I should add, I am not sure how much we spend in beer at the local watering holes where our contractors hang out.

It has come a long way in 20 years for sure but honestly most DWTN LA is a bit of a hell hole still.
