Your attitude is what governs your true purpose, which cause or mission you choose in what you do and why you do it.

The court will not make any commitment as to how long they will use the services, but you can bet the bank will have a phone call asking the judge/court some questions on the side as to opinions. This should make borrowing easier, if there is a non-profit involved get that board involved with a letter of support, the mission, community needs justifications and the church involvement. Then make your presentation as Chris outlined. As Steve mentioned, this will be a portfolio loan, larger or regional banks should be interested in community participations, so don't leave them out.Good luck :)

I really don`t remember how I found out about biggerpockets but I think it was browsing internet and real estate topics. The more I think about my goal in real estate, more I am not so sure what is it :)But let`s say that in some future I would like invest in buy and hold rental properties.I know that owning and taking care of any kind of real estate across the ocean is much much more difficult than living in USA, but I think it can be done. This maybe sounds like mission impossible but from real estate business I am generally not asking much.

Houston proper is very much hit or miss depending on the actual schools, whereas the surrounding school districts generally have better reputations overall. There are deals to be had in Spring, east of I-45 (Timber Lane & North Spring); west of I-45, north of the Beltway; Spring ISD; Klein ISD; most areas in the Cypress-Fairbanks school district have strong rental returns (Bonhomme); Katy ISD (Bear Creek; Glencairn); Alief; Mission Bend; Missouri City (Quail Valley; Quail Run; Briargate; etc.); Sugar Land (Townewest & Barrington Place); Deer Park; Friendswood; parts of Pasadena, La Porte, & Baytown. Also, a lot of times folks will refer to "Cypress" and "Spring" but actually mean northwest or north Houston, so be mindful of that.In terms of development and appreciation, it's taking place all over, but most heavily west of I-45 North and South.Definitely let us know if you ever have any other specific questions.
