That's a wide spread of outcome.Stick to what you can manage at the individual level.

If you turn the display to the Satellite display, those many hundreds of purple dots are spread out amongst literally 100,000s of homes in the area.

I have gotten complete newbies 90% before because they had great credit and the project was nice and cookie cutter with a good spread in a B neighborhood.

Other states like FL, TN, IN, OH, LA can all offer a great price point even on 2-4 unit MF rentals.I would spread that $290K out over several properties and use some for renovations and repairs.
