I know insurance rates have gotten rough these past years but if you don't have insurance all would take is one house fire for you to take a massive loss.

I even try to unsell them on the business by sharing my financial losses, litigation,  market shifts, permit purgatory, shady contractors,  clouded title issues,  paranormal activity, squatters, mold, etc.

Can anyone share their experience on this?

I'm a local Duluth investor, happy to share my experience and can give some recommendations to help build your team.

Value add opportunities are over-shadowed by massive amounts of new construction. 

We in private industry would expect heads to roll, massive layoffs and perhaps bankruptcy filings.

Thanks Sarah, I don’t see much house hacking going on in Essex or Dundalk in terms of listings on Zillow or FB so my concern would be finding professional adult roommates that want to house share in that area. i’ve been following a lot of the midterm rental groups in Facebook and the consensus is that contracts have decreased significantly and hospitals are using more local labor pools.
