A main thing that everyone should always do during their inspection period on a property is connect with at least 2-3 different property managers so they can get a better rent range/run numbers more other than listening to an agent that might not be as conservative in their numbers on projected rents. 

It would have been 10k more and at the time I did not see the point, in hindsight I should have.Today I think of my portfolio more of a collection and when I look at a property my main question is if this is something I will be happy that I bought it ten years from now?

Dissolving the LLC would require starting from scratch, which may not be necessary if your main concern is the name itself.

IN the NW we have a very large Eastern Europe population Russian and all the satellite states those guys are famous for the retrade day of closing or day before.. they do it mainly to owner occ's who have bought something else packed up their home etc etc.. 

Considering a PM company's main objective should be to represent the landlord's best interests, some expenditures might seem questionable and could have been avoided.- It seems that their prices are substantially higher than what would normally be charged for the same services.

Hi Jason, thanks for pointing out that important detail that I missed in my post.I’m referring mainly to rental investment properties, whether it be single or multi-family or condo. 

Now that you’ve mentioned it, this will definitely be one of my main focus areas.

For me, it's the opposite.   100% agree, that’s the main reason I’ll keep the place despite the dwindling cash flow. 

I wanted to try my hand in self managing for the rest of this year, mainly for the experience aspect.
