So for those reasons, which I think are fairly sizable, I suggest you see if you can have them go find a private lender themselves and get it out of your hair.

If not, save your time and hair loss for programs like NACA for when you're well funded and have all the time in the world.Also be mindful that whatever agreements (rents, option to buy) and payments your buyers make to you now will muck up their paperwork and financial picture for loan approval.
