Initially I wanted to use vinyl snap together flooring since it is pretty durable and I have worked with it before.

It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets. 

No start-up capital, no reliance on banks, no particular expertise required (initially at least, we had still had to learn a lot along the way!).

Maybe I didn't explain it well in my initial post, but without my knowledge, the tenant assigned her security deposit rights only to the attorney who created a separate LLC.

I'm starting to worry less about initial cash flow (I mean, I don't want it to be hundreds upside down each month), and more about does it break even or get really close?

Hi Ko - yes, it will, but I am thinking of any initial capex expenses that may be needed before we have the chance to save up from anything coming out of the rent as expenses.  

Historically there is a bad relationship between initial cash flow and long term cash flow.  

Initially she was very happy and excited but after a day, she had a disagreement with the contractor and now she's not opening the door for the contractor to come in and finish the work.

This creates a negative initial position.
