(you set your wholesale fee amount, that was an example)   Most important tho is what your seller is needing, listen to your seller, and try very hard to accommodate their needs, have compassion for their  situation, answer all questions and remember honesty and integrity will take you a LONG WAY in this business!!!  

I would aim to build the reputation of 100% honesty.

Also, your job is to protect you investors money and to act with complete honesty and integrity.

One good way to gauge the seller's candor and honesty is to ask them what work was done recently and cross-index it with what you find with the recorder.4) I'd also +1 the closing costs line item. 

Honesty is always the best policy, so it is important that you follow the rules set forth in the original loan documents and follow the path of assumption that are laid out in them.

My father has owned property my entire life and has had great success but is very localized to the NYC area and too be honest, i would love to make my own way and learn on my own with passive advice from him.
