I haven't found them to be very responsive except when they're harassing you for un-permitted work. 

Most investors who do use Property Management companies have taken to doing it on the down low because of all the harassment that is tossed around on these forums.

No issue at all with the rest of the stuff.....I'll remind folks too, HUD is broken up in districts, local customs in court apply, legal opinions may vary, but the obvious is don't push your luck harassing tenants or applicants about any disability,  they likely  know more than you do about their circumstances. :) 

But, do not harass them.8) Show your deal to a person that you know that has closed deals, and ask for an opinion.

Without something on paper, the lawyer could harass you on this for some time.

I have learned the renter can sue for harassment very easily and it can be joined to the eviction case.
