depends on the area and size. central MWC (reno to 29th and between sooner and douglas) is correct, but there are definitely some pockets there that can score over $1k (north of reno before 10th between sooner and midwest blvd, as well as east of douglas in carl albert school district).

The sooner you start building a team, the better.

     I'm not yet a seasoned pro but after talking to experienced investors/ listening to podcasts it seems most wish they would've went bigger sooner.

If you already know the area well and plan to buy either sooner or later it might be a decent idea to take advantage of today's interest rates.

BP is also working on that feature for KY but sounds like you may need it sooner.

This is particularly true if I end up getting a HML for 59K in the deal scenario I'm structuring now using hard money, which isn't that much less than the 80K I'd have required at the start if I'd managed to find the deal sooner as she had done.

No comparable house has been sold any sooner than 6 months ago but all close to the same age and distance.

When I was trying to decide I just thought back to what most investors say, which is often: I wish I started earlier and went bigger sooner.
