I’m just starting out in real estate and starting to believe the old school ways are not for me and STRs may be more my speed.

As a quick-and-dirty approach I use school quality as a way to guestimate neighborhood quality.

My insurance company doesn’t allow undergraduate or graduate students.

But difference is newly licensed appraisers have an entry level licensing that kind of has built-in "training wheels", limiting scope of what they can appraise, and with a graduation of appraisal licensing requiring experience credentials and additional education tier's be meet. 

They don't want to sell their home, however, but would rather keep it and turn it into a rental property, esp. since it is in a very good school district.Their current LTV is like 20%, very high equity. 

Everyone seems to likes the property, sometimes they want something bigger, found something furnished, something closer to school... etc...My question is, as a very impatient first timer, is I'm considering lowering the price but I'm getting solid leads with my current price.

If you take in Seniors, then they will graduate within a year and turnover will be high.If you rent by the room (just like a quad in on-campus housing), then you will generate more revenue than if you treat it like a SFR.

This house is in a great rental area right across the street from a major med school, he’s had no problems renting it out in the past.
