I'd even consider an LTR because it sounds like you don't want to put much effort into it. 

I think the two last days has been a small effort into the small cap from large cap, debt fund allocation.

I’ve seen a few advertised at 2% recently and one with 0%, but they were really crappy listings with basically zero marketing or effort that went into the listing, and they haven’t sold even after several big price drops.

One thing I would add is that you can put effort on the front end into building a cash buyer list and know their criteria.

@Joel Mora What you are required to do is to make a commercially reasonable good faith effort to turn the unit after they leave.

I'm not saying its foolproof, but it will go a loooong way in reducing the stress, time and effort you are going to put into starting a home.
