Hi all - I recently invested after the suggestion from my family member who has been investing with them for about 3 years.  

Or better said, they are vastly inferior to single family properties.- With $100K, you have a lot of options. 

Sorry to hear about your friend, I have recently lost a deal because of similar circumstance, investor had a death in the family.

It has opened my eyes to how single family rentals really work.

The two common ways to get rents up is 1) to move qualified family into the unit for a year 2) perform and extensive rehab such that tenant occupancy is not possible. 

I will add my anecdotes: flipping has been good to me and my family, but we do it one the side, when we find a good deal.
